What will you be doing with this PC? Be as specific as possible, and include specific games or programs you will be using.
Primarily games with some hobbies in photo editing and illustration, would like to be able to run modern games at high settings like Elden Ring, Cyberpunk, destiny and such. Will be working excessively with Photoshop, Illustrator, lightroom and 3D programs as well like Blender, Zbrush and Maya.
What is your maximum budget before rebates/shipping/taxes?
$2500 CAD
When do you plan on building/buying the PC? Note: beyond a week or two from today means any build you receive will be out of date when you want to buy.
As soon as possible, hopefully within the next week or so.
What, exactly, do you need included in the budget? (ToweOS/monitokeyboard/mouse/etc)
Tower and OS would be appreciated everything else is already provided, though i would appreciate recommendations for Monitors, Microphones, Headphones and other peripherals as im looking to upgrade those soon as well! Currently keeping any eye out for good monitors to replace my current 2 with hopefully higher resolutions than 1080p if anyone has recommendations.
Which country (and state/province) will you be purchasing the parts in? If you're in US, do you have access to a Microcenter location?
Canada, will have access to a Memory Express for parts.
If reusing any parts (including monitor(s)/keyboard/mouse/etc), what parts will you be reusing? Brands and models are appreciated.
Would like a fresh slate for all parts, will not be reusing anything from the current system. Currently using a Corsair K70 keyboard and a Logitech G600 mouse. an asus and samsung monitor that i've reused since past builds and a Huion GT-191 graphics illustration tablet.
Will you be overclocking? If yes, are you interested in overclocking right away, or down the line? CPU and/or GPU?
No interest in overclocking as most of what I do is fairly light work, would appreciate being able to run programs and games at max with minimal hiccups but not opposed to drop settings.
Are there any specific features or items you want/need in the build? (ex: SSD, large amount of storage or a RAID setup, CUDA or OpenCL support, etc)
Would like a pretty large and fast amount of storage, currently have a 2tb drive with a small SSD boot drive and a secondary small SSD for common games i play. It works fine but having more room in the SSDs would be nice if it didn't break the bank.
What type of network connectivity do you need? (Wired and/or WiFi) If WiFi is needed and you would like to find the fastest match for your wireless router, please list any specifics.
Currently have wired but i find having access to wifi handy if i never need to travel for a LAN or anything similar.
Do you have any specific case preferences (Size like ITX/microATX/mid-towefull-tower, styles, colors, window or not, LED lighting, etc), or a particular color theme preference for the components?
Whatever fits the parts! I like having the window and some of the LEDs being seen but its not a huge requirement, something fairly quiet is preferred, no huge preference on colour or theme but I typically like to stick with basic black cases.
Do you need a copy of Windows included in the budget? If you do need one included, do you have a preference?
Shouldn't be necessary, I have access to keys that I'll need.

Current goal is to look seriously at retiring or cutting back to part time when our house is paid off. Something like 15 years out in the mid 50s.
The timing I’m looking at has both kids done or nearly done with school through college at that point. Youngest would be 22.
We have no car payment today, we have no student loan payment today. We’ll end up with a car loan again in a few years, waiting out to see what car tech does ideally, but we pay them off fast, last car was a 66 month loan we paid in 21.
We have a really good 2.875% mortgage rate on a 30 year loan. We pay extra to the point we’re 6 years in and have under 14 to go, looks to be Jan 2037 right now.
I’m not 100% convinced I should be chicken little on social security, but I’m also not assuming I should plan to rely on it for a large percentage. Call it a bonus in the retirement equation so we can take it later and get more of it.
We’re putting about 10k annually into basic savings for the emergency fund. We have about 20% of annual take home in it today.
Combined we have $366,000 in a mix of bonds and index funds, probably a bit heavy on funds, I may rebalance contributions for that. It’s mostly super low fee funds, much of it is in Vanguard Admiral or similar rates with both current work accounts.
I did the math and between our contribution and work contributions about 35800 is going in this year
We have a lot of extra money coming in, we mostly use it for debt free projects on the house. We have an 80% finished basement adding 1000 sq foot, give or take and owe $0 towards that work. When done it puts us up a legal bedroom and bath.
I picked up $2000 of Vanguard ETFs back in October and it’s holding at 10% up this year.
What I’m looking for is what should I do next to set the stage for retirement? Should I move some 401k money to be post tax to reduce my tax burden down the line? Should I fund the emergency fund more to have raw cash in hand? Look into getting more ETFs and take it outside my retirement account? Is there something slightly riskier that makes sense?

[Introduction]
One night— during my last voyage across the Atlantic— someone mentioned that we were passing over the spot where the Lusitania went down. Whether or not this was true, the thought alone was enough to dampen the mood and begin a serious discussion regarding the emotional state of the passengers when they realized they were sinking. From there, the conversation turned to the fate of those who drowned, (after all, they were the fortunate ones) and tales of the survivors.
A Scottish lady asked if their ghosts ever appeared on passing ships and if there was a risk of seeing one should the light in her cabin go out. This put an end to everyone’s seriousness, and most of us laughed— all except for a short, tight-faced man whose expression was bleak and gray. The lady noticed this and appealed to him for support.
“Do you also believe in ghosts?” She asked lightly.
He hesitated, thinking it over before replying. “In ghosts? N-no, I don’t; I’ve never seen one… Have any of you?”
No one replied. Instead, most of us laughed again— only a little uneasily this time— and the man continued. “All the same— even if you discount the existence of ghosts— life is filled with strange happenings that just can’t be explained. You try to laugh them off until you experience something big enough to truly shock you, and then you stop laughing entirely… It’s like being thrown out of a car—”
The man’s words were cut off by the blast of the ship’s whistle, and everyone rushed up to the deck, but we had only entered a fogbelt. I ended up smoking a cigar and walking the upper deck with the bleak man who soon returned to the topic of our dinner conversation; it was clear that our laughter had bothered him.
“Life is filled with so many strange things... You can laugh at faith-healing, dreams, and all of that until something unexplainable happens. Then, you have to throw your hands up and admit that you don’t have an answer. I’m as logical as any man here, but I’ve experienced such a situation. It doesn’t matter whether or not other people believe it— it happened. I can’t doubt it any more than I could doubt having a tooth pulled. [The Burned House]
Some years ago, I had to be in Northern England for several months while I appeared before the courts. The trial itself is irrelevant, and I’ve forgotten most of the details anyway, but it was a long and worrisome case that added twenty years to my age. All of my time in that grimy Manchester courtroom was spent thinking of a fresh little place in the Lake District and how I would go there if the trial went well; it was the only thing that helped pass the hours.
The morning after I was acquitted, I boarded the north-bound train. It was early autumn, so— by the time I arrived— the sun had already set, and it was cold. The village was dark and deserted; they don’t go out at night anyway, but the strong mountain wind was enough to deter anyone who might try.
The hotel was not modernized like the great ones in the city. Instead, it was a real old-fashioned tavern— one of the most uncomfortable places on earth. They show you that traveling is like being in prison— that home is the best place for you— both morally and physically. The landlord brought me supper with a hat on his head and a pipe in his mouth. The room was chilly, but when I asked for a fire, he said he couldn’t go to the woodshed until morning. There was nothing else to do after I ate, so I went outside to escape the smell and warm myself with a short walk.
Being unfamiliar with the area, I didn’t mean to go far, but it was an overcast night with high winds and occasional rain flurries. Even with the moon concealed behind the clouds, it lit the night well enough to see a good distance ahead, so I continued walking until I was in a lonely, isolated region. Large trees and shrubs lined the road, and there was a mountain stream several feet below. The wind blowing through the high trees combined with the racing water sounded like a crowd of people. Sometimes the tree branches became so thick, it was like walking through a black pit, but then I would return to the gray countryside.
I had been walking for about 45 minutes when I came to a fork in the road. One side led downward— almost reaching the stream below— and the one I decided to follow ascended a steep hill. I climbed for more than half a mile fully aware of how lost I would be should I lose track of a landmark. Then the path curved and came out onto a broad plateau, where— to my astonishment— I saw a house.
It was three-storeys high with a verandah around two sides, and it overlooked a far stretch of the country. There were a few large trees nearby and a clump of bushes behind it, but the home seemed lonely with all four sides so vulnerable to the wind. Regardless, I was glad to know there were people who could give me directions if I became lost… Except— once I got closer— I found that it was uninhabited. All the shutters were closed, and there wasn’t a flicker of light to be seen.
There was something sinister and barren about it that made me shiver. It was the same feeling as if one were to consider jumping into the black waters of the stream below. It’s not an entirely unpleasant feeling— it makes one appreciate their current safety that much more. I wasn’t really frightened. I was alone— miles from any help and at the mercy of anyone who might be lurking behind those sullen shutters— but I knew that I was most likely safe. My hesitation was due to the wild scenery’s effect on my nerves along with the unexpected discovery of such a lonely house.
Instead of continuing along the road, I walked roughly 250 yards through the grass until coming to a stone wall where I rested and surveyed the scene. A strange light lingered atop the far away hills— like the first touch of dawn on a rainy morning or the last glimpse of twilight before the night comes. Between myself and the hills was a wide stretch of open country with an apple orchard to my right. A set of steps had been made in the wall of piled stones so the residents could go back and forth.
After standing there for a considerable time, I noticed a man coming towards me from the orchard. He was a tall, skinny fellow with a clean shaven face, and he wore a cowboy hat with a woolen shirt and rubber boots. He walked with a good stride and appeared to be between 25 and 30. As he began crossing over the stone wall, I wished him a neighborly goodnight, but he made no reply. Instead, he looked right at me, and his expression made me uneasy. He didn’t have an evil face— in fact it was a handsome, serious face— but it was ravaged by something terrible. It had the look of stealth, ruthlessness, and a deadly resolution… Yet he also held the appearance of a man driven by some uncontrollable power— a man asking for comprehension and mercy. It was impossible to resent his rudeness; his thoughts were so obviously elsewhere that I doubt he even saw me.
He had only passed by a few seconds ago when I turned to look for him, but he’d disappeared. Even if he’d sprinted, he couldn’t have gotten inside so quickly, but I like to attribute things I don’t understand to natural causes that I’ve merely failed to observe. Surely the man went back into the orchard or some other opening farther down… Or maybe the distorted light was playing tricks on my eyes… Either way, that’s when I noticed lights appearing behind the house’s shutters; they were flickering— going from bright to dim— and glowing like a fire. It didn’t take long to become convinced that’s exactly what it was; the house was on fire!
Black smoke billowed from the roof while red sparks flew in the wind. Suddenly, a pair of shutters were thrown open above the verandah, and I heard a woman scream. I ran towards the house as fast as I could until I could see her clearly.
She was young, and her long hair fell in disarray over a white nightgown. She stretched out her bare arms, screaming, and then a man grabbed her from behind, but they were trapped. The flames were licking around the windows, and the smoke was killing them as the house began to cave in over where they stood. Appalled by the horrible tragedy, I moved even closer; if the two could make their way to the side without the verandah— they could jump, and I could try to break their fall.
I shouted this plan to them, but— as I came right up to the flames— I noticed something astonishing… The fire wasn’t producing any heat! Truly— I was standing close enough to be burned, yet I felt no heat whatsoever! The sparks flew all around my head— some even landed on my hands— but I wasn’t even singed; likewise, there was no glare against the sky. That’s when I noticed the smoke was billowing in great columns, yet I wasn’t choked by it at all— I didn’t so much as smell it! I stood there stupefied as the whole house was engulfed by a flaming tornado and crumbled into a red ruin.
Heart stricken, I made my way down the hill while shouting for help and came to a small, wooden bridge. At the end, there was a rope fastened to the railing and thrown over the side… Looking down, I saw a man hanging between the road and the stream; upon closer inspection, I recognized him as the man I saw exiting the orchard. His hat had fallen off, and the tips of his boots just barely touched the water.
It didn’t seem possible, but there was no denying he was the same man. I scrambled to the bottom hoping to lift the body and relieve the weight on the rope. I was just able to reach his loose shirt, yet there was no resistance when I pulled, and— for a moment— I thought the shirt tore loose; then I realized my hand had closed on nothing but air… I was so suffocated by the horror that I feared losing consciousness.
I began running and stumbling along that dark road in total panic; the only thing I could think to do was wake the whole town and bring more men back to the bridge… At least, that was my intention, but— when the village was finally within sight— I instinctively slowed down and began to think it over more logically… After all, I was a stranger in those parts… One who had just endured a rather disagreeable trial, and country folk are notoriously suspicious by default.
I was already at my limit for baseless accusations, so I decided the smartest option was to drop a few hints to the landlord. That way, I could decide how to proceed based on his reaction. I found him exactly as I’d left him— still sitting in that same spot while he smoked.
“Well, I was wondering where you ran off to.” He said slowly.
I told him about my walk and casually mentioned the forked road and hill before asking who lived in the house at the top.
For a moment he only stared at me in confusion before confidently replying, “house? There’s no house up there. Old Joe Snedeker owns that land, and he wants to build a house for his son after the boy gets married, but he ain’t even gotten started yet… Some folks don’t think he ever will.”
“I’m pretty sure I saw a house…” I protested feebly, lacking the courage to dispute his claim. I couldn’t stop thinking about the fact there was no heat or substance to it.
The landlord gave me a look of concern with his next response. “You seem a bit out of it; maybe it would be best for you to get some sleep...”

[Conclusion]
The man paused from telling his story, and— for a moment— we sat in silence, listening to the hum of the machinery and the lashing sea merge with the singing voices from the deck below.
As a rule, we tend to feel a shade of contemptuous superiority over those who believe in their dreams or a fortune-teller’s predictions, and that’s what I felt now. “Hallucinations— it was just your eyes playing tricks. Your nerves were probably shattered after the long strain of your trial.” I said with reassuring indulgence
“That’s what I thought, too— especially after I returned to the hill the following morning… There was no sign of the house ever existing.” He replied shortly.
“And no corpse at the bridge?” I asked with a laugh.
“And no corpse at the bridge.” He confirmed while trying to light another cigar. It took a little time, but— once he managed it— he rose from his chair and stood looking down at me before continuing.
“Now, listen. I told you this all happened several years ago. I’d almost forgotten it; if you can convince yourself that something was only your imagination— the memory begins to dim inside your head. Once you recognize it as a delusion, it loses its hold on you. Whenever I would remember it, I would think of how close I came to losing my mind; that’s all. Last year, I went back to that same hotel and talked to the same landlord who immediately remembered me as the man who thought he saw the house. After sharing a laugh, he said a house had since been built up there.
“He also said it would’ve been better if the house had never existed. Old Snedeker built his son a big, fine house with a veranda on two sides, and Young Joe began courting Mabel Elting. She was from Windermere, but she worked at a shop in Liverpool. She used to date a fellow named Jim Travers, and he was wild about her; he’d save his money to go visit her, but she eventually ended the relationship to marry Joe— probably because of his house and his old man’s money. Well, Jim went crazy, and— on the newlywed’s very first night in their new home— he burned it down while the couple slept… The landlord speculated the guy must have been drunk; he’d always known Jim as a quiet, gentle man…
“He looked surprised when I told him that wasn’t the case, but when he asked if I’d heard about the incident, I simply said no and prompted him to continue. Bought a house last year built in the 1960s. The house is around 3800 sq ft and it is a one zone HVAC system. The HVAC system in the basement was upgraded in 2006/2007 to:
It is not very efficient and the ducts seem to be all over the place so the heat/AC does not come out very strong (I attached a picture for reference). I've closed all the dampers in the basement and on the 1st floor and the air still doesn't seem to travel to the 2nd floor. Is there anything I can do to the current system to help it push more air to the further points of the house? I really want to avoid putting a lot of money into it as it's 17 or 18 years old.

HVAC Not Working Efficiently
Bought a house last year built in the 1960s. The house is around 3800 sq ft and it is a one zone HVAC system. The HVAC system in the basement was upgraded in 2006/2007 to:
  • Furnace: Trane XV9
  • Condensing Unit: Lennox XC13-060-230 (5 Ton)
It is not very efficient and the ducts seem to be all over the place so the heat/AC does not come out very strong (I attached a picture for reference). I've closed all the dampers in the basement and on the 1st floor and the air still doesn't seem to travel to the 2nd floor. Is there anything I can do to the current system to help it push more air to the further points of the house? I really want to avoid putting a lot of money into it as it's 17 or 18 years old.

2023.05.31 22:32 average-llama Does it make sense to buy a mobile home on leased land in our situation?

I've thought this through from every angle and need to know if we are making a terrible financial decision or if there are better suggestions out there.
Financial stats: DINKs, $130K gross income, $7,800/month net. No cc debt, cars paid off. $18K owed in student loans (applied for loan forgiveness). ~$70K down payment in HYSA, ~$8K emergency fund reserves. Credit scores: high 700s. No kids but we have 2 aussies, 1 husky, and 1 cat.
We live in a VHCOL area (Ventura County) and rent a 2bd/1bth (800 sq ft) condo for $1,650. With our remaining expenses relatively low, we have been able to save $3.5-$3.8K per month towards a down payment.
I've lived here since 2014 and the landlord is pretty hands-off. No issues with us having pets and he hasn't increased the rent in years. Rent is low because the condo is old (built in the 70's) and there is deferred maintenance needed, original windows, and mold from the bathroom spreading to both bedrooms. We've notified LL about the mold for years but it has not been remedied. In April, LL notified us he plans to sell the property in July.
LL plans to do a 1031 exchange and sell it for $420K. We found comps for the same condos in the community that sold in 2022 for $390-400K. These condos were fully renovated w/ new appliances, new windows, etc., so we offered $350K, considering the condition and mold damage. LL declined and still plans to list at $420-430K. If we were to buy at asking, we need to completely gut the bathroom. We have no idea the extent of the damage until we open up the walls. Guessing anywhere from $30-40K to replace all the wood, drywall, and full bathroom reno, putting our final price for the condo at $450-460K. We think this is a crazy price for their tiny, old, moldy condo. We think they'll probably get asking price because inventory is so low in our market. But until that happens, we have to be proactive and find a place to live.
First, we looked for rentals. It is extremely difficult to find a place to rent w/ pets. Condos/apartments in our area at $2200-2500 would be ideal for our budget, but we have too many pets. Home rentals range from $3000-4000, before factoring in monthly pet rent. We've been quoted anywhere from $50-$200/per pet (yes, one guy told us $800 extra per month to have them there). It is stressful and disheartening to find places that fit our budget, claim they accept pets, only to apply, pay our fees ($45-55/applicant), and then be ghosted. We started searching in April. Even without pets there is a shortage of affordable rentals. This would be a difficult situation for anyone.
We don't feel ready to buy with such a low down payment, but spoke with some lenders, found a realtor, and are pre-approved for ~$740K. This is a VHCOL area with low inventory and home prices are continuing to rise despite interest rates going up to 7%. The market slowed down a bit last winter, but it picked back up strongly in the spring. Decently priced homes are going for over asking; we would be right in the middle of bidding wars.
We don't think it is financially sound to buy at these prices, with our income, and such tight inventory continuing to drive prices up. This would put monthly housing costs at 50-60% of our take-home pay. It just doesn't make sense. Since we're pushed into a corner we started exploring other options.
We looked into manufactured homes. We found a double-wide trailer built in 2006 listed at $210K that qualifies for financing. If we haggle the sellers down to $180-190K, we'd need to finance ~$140K, at ~$1.2K/month. Monthly land lease is $2K. This would make our monthly housing cost ~$3.2K, or 40% of our income, and once we pay off the loan, about 25-30% of our income for the land lease, factoring in potential annual increases. We can then re-build our down payment fund, sell the mobile home at a loss for $80-$90K in 4-5 years, and possibly walk away with something.
The positives are: it's in a nice area with parks and walking trails nearby, newer mobile home with little maintenance needed, and only 1 neighbor to the right. Minimal commute for us both. Fully fenced areas for dogs. Major positives are that we can keep our pets, not be house poor, and continue to save. The ages of our pets range from 5-10 years old, so they will be with us at least another 5-7 years.
The negatives: everything from mobile homes being a sinking money pit, immediate depreciation, being at the mercy of space rent increases, and the stigma of living in a trailer park. I saw the recent John Oliver segment on mobile homes too and I know this is not the ideal situation.
Are we thinking straight here? Does it make sense? Is it a better idea to buy the moldy condo even though it will be almost 1/2 a million, or buy the mobile home?
It feels like we're f*cked either way, so we are essentially choosing which way we want to be f*cked. If we had another 5-6 months to ride out the spring/summer market, hoping prices start coming down again in winter, that would be ideal. But we don't know what will happen with the market and we need somewhere to live.
TL;DR - Landlord is selling the condo where we live in July. We need to move but can't find an affordable place to live with our pets. With our income/expenses, does it make sense to buy an overpriced condo/home in this real estate market, or consider alternatives like a more affordable mobile home?

I’ll try to keep this simple. I moved here to Massachusetts from NY in December. I rent the basement unit of a house with my girlfriend. It’s a 1 bedroom (fully electric) but is so small it’s basically a studio with a division to separate the bedroom. Probably around 500 sq feet.
December to January - got billed almost $500 from national grid. Didn’t know what to do, so I paid it and told my property manager.
January to February- once again I get billed almost $400. Property manager says tell national grid. I call them and they say they don’t know but they can do a meter read. I’m told that they will come by and the guy will let me know when he’s almost here. A few weeks go by and I don’t hear anything. During these cold months I kept my heater on for a good portion of the day and sometimes 24/7 at a low to medium level like most people do.
The month after that, it happens again except I didn’t pay my last bill so now it’s stacking up. After I called national grid they said the guy had already come out and reported that my meter was good. Even some of their phone associates said it sounds weird that I’m getting billed this much.
Fast forward to now, my heater is fully off and I’m still having this issueS I’m now on a payment plan with NG so they don’t cut me off but my bill has been racking up to over $1000 for this tiny apartment. They referred me to a different company that does home evaluations. As of now they have no appointments for my area. There is nothing in this home that runs 24/7 other than my router and the fridge. We even worked from home when we lived in NY and our bills weren’t this high.
What are my options? This is another issue to stack on top of my other issues with this place (water heater flooding my apartment and causing mold, towel rack breaking off the wall etc) I’m considering reaching out to city hall , pulling out my “I’m a vet and am dealing with this bs and no one is helping me” card and hoping for the best. Excuse my complaining but this just ain’t right and it’s also my first time dealing with something like this.

I noticed my two indoor cats had fleas about two weeks ago. Immediately they were given a flea treatment to the back of their necks. Since then, I have flea bombed the house with advantage.
I live in a small two bedroom apartment, like 1100 sq ft, all hardwood floors.
I am vacuuming 3 times a day and emptying the canister outside in the dumpsters. ALL exposed linens and curtains in the house have been washed, dried and removed into a linen cupboard. The only rug in the house was disposed of. I have washed and changed my sheets every two days. I am still waking up with a dozen flea bites every day.
They can’t live on the pets, since the flea treatment, NO linens exist for them to hide on, the house has been bombed, underneath beds and couches were sprayed additionally. It’s like the flea problem is worse now.
Aside from literally throwing away all of my clothing, bedding, linens, and moving to a new apartment, how can I possibly beat this? I’m losing my mind, spending literal hours each day cleaning and vacuuming. I can’t afford to be spending 4 bucks a load on laundry twice a day to wash everything.
It’s like the fleas are targeting me now, I was not getting but like this until the treatments started.

Ok, long post, I do hope someone here can look over this and give advice, any advice as I'm really stressed out over this :(
Some background: I purchased a home about two months ago. My brothers and a friend put in the cash together to all live there.
Home: 5 Bedroom, 3 bath (1 in basement), 2100 sq ft, payed 250k cash. They had it listed for 290k, accepted the offer cause it has issues (listed at the end of this post). Other homes in the area are going for around 280k for 3 bedroom 1500sqft.
Right after closing on the home, my friend passed away. At this point my brothers and I don't want to live there and it has become a burden.
I put it on craiglist, got some offers of like 215-230 from flippers.
But I met a guy that's interested in a land contract.
His offer: 290k. 10 years., 4.15%. $8k down payment, differed for 3 months (So he can focus all his funds on fixing up the main issues), ~$3k monthly payment, after 60 days. He wants to get the place to a point where he can rent out a part of it, and then will get a conventional 30 year financing and pay off the rest of the balance as soon as possible. He thinks he can do that in 6 months.
But that's the thing, plans can change, as what happened in my situation. I asked him to add a balloon payment for the full amount in 18 months. At that point he said the monthly payment would have to go down to like $2.2k He works on homes, is an inspector, realtor, and does remodeling, renovating, additions. He seems very motivated to work on the place and fix it up to become a rental.
Does this seem like a bad idea for me? The down payment situation is what worries me. It's low and differed. But if he doesn't give the down payment in those 3 months, I can start the forfeiture process, right?
Issues with home:
-plumbing in the basement is extremely out of code and on septic, the county said I only have 180 days to fix it or they'll force me to remove the fixtures down there.
-Roof needs to be replaced
-Asbestos in the 1st floor attic (2nd floor is an addition on half of the home).
-Kitchen is original from the 60s, including the electrical (just in kitchen)
-Large living room hardwood floor needs to be refinished.
-Bathrooms need to be updated, look like they're from the 80s
-Furnace and Air Conditioner need to be replaced

Hey Heatpumps, Am I going to be sorry if I don't put in another hybrid system? Are new heat heat pumps able to keep up with extreme cold spells? On a heating climate zone map in the USA, I'm in a zone 5. They recommend 50 or 60 BTU per square foot.

My current heatpump is tied into a gas furnace, what I'll call a hybrid system. It's from 1983 and the compressor died so I'm thinking about replacements.
I've had quotes for a new hybrid system (brand new heat pump and new gas furnace) and a quote for a stand alone heat pump. The prices are comparable (25K) however with incentives from the utility company, the stand alone heat pump will be 5K cheaper (about 20% less). Besides the difference of having two potential fuel sources (Elec and gas) with the hybrid system, I'm concerned about a ONLY Elec heat pump system efficiency. The sales guy said it's efficient down to 0 degrees Fahrenheit (any colder and it activates a super charged Elec coil which will supplement). In my area we could spend a couple days a year that cold....my question: Will a heat pump rated for 0 degree keep the house warm if the temp stays that cold for days...or will we just be slowing dropping inside temperature until the heat pump is "relived" by warmer temps? Assume the insulation is good and air flow is adequate and please assume the electric source is going to be reliable. (big assumption I know)

Thank you for any insights, particularly if you have a heat pump and only a heat pump as your main heat source in a cold climate.

Purchased a 4400 sqft ft house built in 2019. Just found out that the supply line from curb to meter, and meter to house is ¾". This throws out my irrigation plans out the window with low GPM. Citizens Energy wants to try and charge $5,000 for a new line from the curb. Is this violating any code? Trying to figure out an angle to fight this / have them eat the cost. I found some of their own documentation that ¾" should be used for houses under 2000 sqft ft and 1" for >2000 sq ft

Gnome recommends an 18-3-4 + Kelp fertilizer. Not sure i want to buy Gnome product/sign up for a plan, but I don't seem to see any other fertz with those ratios.

Hi everyone, English is not my native language, so, sorry in advance for possible mistakes. Currently, we have two older kittens: 7m.o.boy and 10.m.o.girl. They live together since December and are bonded now. There is now a 7 m.o.girl out for adoption in the shelter we got our younger cat from. She is unlucky to be out for adoption in the mid of kitty season in our country. She is there for two months already, and there are always little kittens coming, and she just stays there. That is very sad, and we are worried about her. I am trying to talk my husband into adopting her.
Our current situation is as follows: 2-bedroom rented apartment with a lease ending in a year, not big, just about 45 sq meters, 9 y.o. son, big cat tree, plans to turn our balcony into catio (now we walk our cats there for brief periods of time under supervision).My husband believes there is too little place for a third cat, and I am worried about it too. However, he is not totally against the idea, and I really want to go forward with it, but am a bit scared. We both work from home if it's important. All our cats are neutred/spayed and negative for all tests, as well as this shelter girl.
Please share successful or negative examples of having three older kittens in such a limited space. We are planning to rent a bigger apartment or even a house in a year, but their kitten-driven energy period will pass here.
