My case is a bit unusual because I had already had cancer in one testicle and was doing surveillance. I felt a lump on the testicle that was still there but urologist dismissed and I only did an ultrasound 3 months after to find a 1.4cm mass.3 months ago my CT and markers were normal so I'm hoping it wasn't enough time for the thing to do horrible damage :/

Hi everyone, just looking for opinions/advice on our situation, throw away account. Around 2 years ago a small perhaps 1 year old cat started hanging around outside the house (uk) It would Creep in whilst we had doors open in summer and want fuss, we’d oblige as we’re animal lovers but then gently encourage her to leave, she’d come back next day or even through windows in the night occasionally (bungalow) this carried on for a few months all the while she seemed to be getting thinner, I asked the neighbours if she was theirs and no one said yes, a couple of neighbours said they do have strays locally, there’s a large Manor House and grounds near by so I assumed this was the case and we started to feed her. We also checked all forums and Facebook pages etc for lost pets for at least 6 months just in case but never saw anything. Quite quickly she made herself at home and would stay in the house all day and night just going out for a couple of hours for a mooch as they do. Gained weight and was very happy, her favourite spot was on my young daughters bed, needless to say we all fell in love with her. Fast forward 2 years and she was off her food for a few days so we took her to the vet for a checkup and get her chipped. The vet said she seemed fine and healthy but when we explained how we came to have her she scanned her and turns out she was chipped and had owners. The vets called them, they said they had not seen her for 2 years and presumed her dead, they were happy and wanted her back. We were gutted as we wanted to keep her but we had to give them their cat back so arranged that through the vet. I blamed myself for not getting her scanned sooner and told myself she’d be happy back home but to be honest we were quite depressed about the situation. My kids wrote a letter to just to say they were happy they’d found her and we left our number. Didn’t hear anything (if it was me I would of probably just sent a little text to say think you for taking care but whatever!) we were going on holiday the next week and had already organised a house sitter for cat and our tortoise & fish, so they still came even tho we didn’t have the cat there. A few days in we had a txt to say the cat was outside meowing to come in. We had already explained the cat situation so told sitter to not let her in but when she txt agin the next day to say the cat had not left the garden I broke and told her to let her in and feed her. I’m starting to think that she obviously doesn’t want to be with her owners, she showed up 11 days after we took her in (owners should of kept her in to reacclimatise?) it’s day 15 now, back from holiday a few days, she was so happy to see us and I don’t have the heart to kick her out. They have our number and haven’t called but she’s been here all day and night barring an hour or 2 so they can’t have seen her for 4 days at least. My biggest problem is we are moving in a couple of weeks. I want to take her with us. What should I do? It seems more cruel to me to separate her from us when we’ve taken care of her for most of her life.

Hi all. I’m currently digesting the next steps to take. I’m fairly new to this, and want to make sure I’m taking the right steps for me and my family.
Currently $2m+/- NW $900k money market acct $200k various stocks/etfs $250k equity primary residence $600k equity over 4 SF rentals Plus ownership of a business in construction/design services
Last year’s total cash flow from the business was $1.3m $600k year before, $300k before that On track for another $700k-$1m this year.
I’m not including business in my NW as it’s hard to value.
Other than owning 4 cash flowing SF rentals, I have just been piling money into a money market acct, essentially punting until I figure out the best strategy.
I’ve done a few small land/subdivision deals. Don’t really want to deal with more tenants/rentals. It’s a large time suck replacing air conditioners/septic systems/repairs etc.
I’m a little scared to put anything in the market right now, even SPY etc.
Is the best course of action to keep piling into money market while it’s almost 5%, and just wait out whatever downturn looks likely?
Business is in commercial land dev, so very sensitive to interest rates.
Dollar cost average? Take the plunge and interview advisors? More rentals and hire a property manager?
How have you all made the transition from nothing to moderate net worth to manage?
I started out very broke (minimum wage/sales/construction labor) before pursuing degree/license/business, so this is uncharted territory

2023.06.01 01:14 peanutismint Bought a cheap nylon string classical guitar to noodle with on the couch. How can I help it stay in tune?
I bought one of the cheapest nylon string classical acoustic guitars available on Amazon. I’ve bought a few in the past for various reasons and they’ve always been hit-and-miss. For example, one of them I bought was only about £40 and it’s still one of the best cheap classical acoustic guitars I’ve ever owned for noodling around the house; another one for a similar price was awful and wouldn’t stay/play in tune.
This latest one seems pretty good, but even after weeks of repetitive tuning it won’t seem to keep its pitch whilst not in use. Yes okay you might say “you get what you pay for” but like I said, some of these cheap ones I’ve bought in the past have been okay, and I’d like to think almost all guitars are somewhat salvageable.
I’m wondering if anything can be done to improve this one? When you have guitar that doesn’t stay in tune, is it bad strings or bad tuning heads? Or just a crappy quality guitar? My instinct would be that these probably came with the worst, cheapest nylon strings possible that are just constantly stretching and flattening in pitch, but before I go and buy a replacement pack I was wondering what you guys thought.

2023.06.01 01:14 MovingTugboat Questions from a Newbie
Hi there, I am planning on getting my first printer soon. I'm going to get an Elegoo Saturn 2, probably in early august. I have been doing lots of research and planning, and budgeting the cost of everything. Been planning on getting a printer, a wash and cure station, a respirator, screen protector, gloves, apron, extra feps, a ventilation fan, a window seal, piping for the venting system, etc. I'm getting everything I think I need to get to do this safely. My question is however, at what point is it safe to take off the PPE when in the room the printer is in?
I am fresh out of university, and still live with my parents as here in Canada it is impossible to afford living on your own unless you make a decent salary that no starting position would ever offer. I can do it in the back corner of my basement, it is close to w window i can vent it out of, secluded mostly, and is the only space where things wont be disrupted in this house. However, on the other end of the basement, by dad has a work station there that the spends a lot of time at. I'm planning on printing during the days and letting him know when its going so he's not down there while it's printing, but after venting, at what point would it be safe to walk around down there without the respirator on? Is the basement going to have to be quarantined permanently? Or does it only stay in the air so long. The venting should get most of the fumes out, and the Saturn 2 lid is pretty air tight, but when pouring, and moving the print to the wash and cure station, fumes will get out.
My question extends to sanding and filing down prints. I know you should have a respirator and protection when doing that cause resin bits get airborne? At what point can the PPE be taken off in the space there was filing? Am I safe to file in my bedroom where I would be painting and storing these models? or is that something I'm going to need to set up a table, chair, and lighting for in the basement as well.
Sorry for the length of this, I've been planning for what I thought was everything but there appears to be some practical logistics to still consider before buying this damn thing. I really want the printer, as I have many plans for it and want to learn this hobby, but I want to make sure it's safe for both me and my family, (and my cat that hangs out in the basement a lot)

Hello everyone!
On May 5th, I closed on a house. My agent was told by the Buyer’s agent that the sellers want to reside in the property until the end of May. So since my market is extremely competitive, with many properties being listed and under contract in a week, in order to make my offer more appealing than the others, we did an early closing with a post-closing occupancy agreement.
The agreement says possession date would be 5/31 at 11:00AM. $0 rent and $350 a day for every day they fail to vacate. Their moving company fell through and wanted until 5:00pm on 5/31 and that was granted, not in writing. They are now asking until midnight and my agent is there now and says the place is going to be trashed once they actually get out. I haven’t seen it yet but the contract states:
Damage to Property: During the Term, Seller, at Seller’s sole expense, will keep the improvements and any personal property on the Property owned by Buyer in the same condition and repair as of the date of Closing, normal wear and tear excepted. Seller is responsible for any misuse, waste, neglect, or damage to the Property or personal property on the Property caused by Seller or Seller’s family or invitees after Closing. Seller is not responsible for any damage if not caused by Seller or Seller’s family or invitees.
I want to make sure I understand this fully but if I have to hire people to remove waste or cleaners to deep clean the place, would the sellers be responsible for the costs and that taken out of the security deposit? And at what point are they considered “failure to vacate”? I had utilities scheduled to be moved to my name on the day I was supposed to get inspection so now I’m accruing a cost for them and I had people scheduled to come do a quote for replacing the flooring and painting and I had to cancel them.

The “keep the 10 commandments & love God & your fellow human” is fine, easy, but “don’t fight back when you are beaten up” is a big ask, & where’s the limit? Should I let someone assault my child & do nothing? & “sell your possessions & give to the poor”? If I no longer have possessions then where will me & my children sleep? The street? How then will I be any different to the poor I’ve just given everything to? If all the early church fathers owned nothing then where did they sleep? Was there a communal housing they all shared? Because that doesn’t exist through my church. & why is God so different in the NT, the NT message is: let yourself be physically assaulted, even murdered, yet in the OT God helped, even encouraged, the Israelites to slay those who oppressed them. Jesus said “For my yoke is easy and my burden is light.” (Matthew 11:30) I fight nothing easy about what Jesus & the apostles demand of us, I could easily live OT style but Jesus’s commands make me think it’s pointless, I’ll never be perfect & I’m making myself miserable trying, & I don’t see other Christians I know achieving these goals either, monks & nuns like Mother Theresa are the closest who seem to be managing it but, I have a family so that’s not a viable lifestyle for me. I brought a friend to church once & she ended up walking away saying “I can’t be that good”, I now know how she feels

Hi! My friend and I have been getting into DDO as a paladin and cleric and having a good bit of fun leveling and doing dungeons on elite and reaper for the challenge. We're free players and running out of stuff to do and we're confused as to where we should be going for more quests. I am 30 now and I started my own business 7 years ago, it’s a food service/catering business that I ran and grew successfully by myself year over year. Due to family and personal reasons I no longer have the time to commit to running and managing my own business so I’ve decided it’s time to sell/close. My question is what do I do now? I went to school for computer science but haven’t had a programming job in almost 10 years. My most recent job was inside sales and I was an outside sales manager before that. So I guess I’m looking for some guidance on what type of job I’m qualified for or should pursue, if there’s anything that I could apply my 6 years of experience running a business along with my sales and technical experience. I’ve been looking at sales manager roles as well as customer service manager roles. I’m hoping for something remote again due to family and personal reasons. Would I be better off working with a recruiter?

I am looking at buying a condo (not as an investment) that was re-listed after pending a sale due to the bank rejected the original buyer given the delinquency of other owners in the building. Ignoring the judgments made upon the folks in the building who may be behind in payments, how would this impact me long term as a resident of the building if I bought? The HOA appears to be ran by folks within the building, and the HOA only covers water, garbage and sewer. I like this building because it is not a co-op and it's in a desirable location, but I am worried about the reserves within the buildings HOA and how that impacts owners. How would I find out if there is an upcoming update for the building that everyone must pay into?

Summer has started and I can't take the heat and humidity. There's just no escape. Living with HS feels like a painful disgusting curse. I'm clean as can be and try to avoid sweating or movement as much possible but that isn't avoidable where I live. You're basically boiled alive the second you step outside and I can't stay in the house forever (as much as I wish I could). I get flare ups in my groin so extreme pain just to walk, sit, just constant pain and I also get rashes from sweating all over my body. I can't take it anymore. I try to avoid going out with friends as much as i can because I don't want them to see me and I'm just uncomfortable and in pain the whole time, but I've already cancelled so many meet ups and i can tell it makes them sad. Not only do I look horrible but I feel horrible. My self esteem is nonexistent- I have PCOS along with HS so if you can relate to that you understand what I mean. I don't want to tell my friends about HS, I think they are frustrated with how avoidant and complainy I am already, and i don't want to tell them I have a disease that's so gross. I'm a shitty friend and person and my body hates me and I hate my body. I'm already done for the year but we're only half way through. I don't want to deal with HS my whole life. Fuck this shit

I'll be coming to UMN as a graduate student next year and living in Argyle House. I was initially planning on purchasing a car, but now I am thinking it might be a waste of money. My family lives in Milwaukee, so I might use it to get home, but the only other use I can think of is for groceries, and the occasional outing. I can probably afford a car, but I calculated that it will probably cost me more than $25000 over my five years to own it and I feel like this financial decision is not justified. Does anybody have any insight?

I (Colorado tenant) moved in with a roommate in February and due to her having ‘high turnover’ (2 before me in five years) with roommates, they had us sign an addendum that states:
- It is mutually agreed that the Tenants will room together for at least the term of the lease, to be renewed as eligible on an annual basis;
- It is understood that the Tenants will hold the lease in common and are both individually and jointly responsible for ensuring timely rent payment and compliance with all lease requirements.
- Housing does not mediate conflicts between Tenants or select new roommates on behalf of existing Tenants.
- Tenants must at all times meet the criteria for continued as set forth by the Housing Manager.
- Tenants shall use this apartment as their primary residence which is defined as the sole and exclusive place of residence. Tenant(s) must occupy the apartment a minimum of eight (8) full months per year or 20 days per month during the term of this lease.
- In light of the number of roommate turnovers experienced in the recent past, it is mutually agreed that, should one Tenant leave before the lease term, the lease will be immediately terminated, and the unit returned vacant to the Housing Department for turnover and rent to another eligible tenant. This requirement shall remain in effect for a period of two years.
My roommate, after living in this apartment for 5+ years, has to move out of state and will have to forfeit housing. I just got settled. I thought she’d be here forever because she’s been in this area for 35+ years. I might lose my housing due to her having to go take care of family, if they enforce this addendum.
So, is this legally enforceable? We feel it was a targeted attempt to kick her out of housing, thinking that I would be the one to leave first. As far as we know, no one else in the area has been asked to sign anything similar, including my boyfriend who has gone through the same amount of roommates in less time.

To be frank, I'm not a fan of traveling. I'm absolutely terrified of planes and this trip would have me take 2 short flights and 2 long-haul flights and be away from home for ~11 days. We're going to see my Grandma, and it would be the first time since the passing of my Grandpa 4 years ago. While I do love her and occasionally talk with her on the phone I just don't want to travel. She's also super sweet and nice but the language barrier means I can only repeat basic phrases to her and nothing more. On the off-hand, it seems as if her mental health has gotten worse since my Grandpa's passing since she's been seeing things and preparing for guests she thinks she's having. She's still coherent and seems healthy but it would also worry me as I would be spending the time at her house and unsure as to how it would be if she had company again.
I've visited before but I've always either been bored or have counted the days until my return. These visits were also usually 4 years apart, so in recent memory I can only remember maybe the last 1 or 2 times I've visited, with the last one being a tough one since my Grandpa's passing shortly after getting back home.
As for me, I rarely spend time outside my home, and all the flying plus the extended stay away from home seems to be too much for me. Everyday for about a month now I've been constantly thinking and worrying about the trip and am afraid it won't stop until the actual trip a month and a half from now. Unfortunately the tickets were already bought and now I'm sitting here struggling to decide whether to go see her again or try and cancel my ticket for maybe a refund. If I refund I just know I'll feel regret for not seeing her, but at the same time being grateful and relieved for not having to travel. My family would still be going, and she would get to meet her great grandson on my brothers side. Sunk costs aside I wouldn't mind seeing her, but it's the traveling and time away from home plus the uncertainties that are making me question if I should visit or not.

I’ve worked for my company 2 years. All of a sudden they’ve said we all have to have a 3 month notice period from a 1 month notice period. I work in an operations role which I don’t believe needs to have a 3 month notice period. We have senior managers and sales managers on x3 the salary we earn and on the exact same notice period.
I am really angry about this. There is no clause in my contact either saying that it is ok to change this.
Myself and my team have said we are not happy with this amendment to our contract. Our contract only states a 1 month notice period so I don’t know why they think they can tell us otherwise.
We had an email saying “we are delighted to tell you after discussion that your notice period is now 3 months”. Nobody had a discussion regarding this and no one is happy.
However our employer keeps saying it is a good thing as it is “job security” . I strongly disagree and I am fuming about this. I have a meeting with the manager on Friday. I just want to know your thoughts and what you would say to the manager is this situation?
